Primarily small investor assets: single-family rentals, condos/townhomes (where they make sense), duplex–fourplex, and select small multifamily. We’ll tailor the search to your experience level and goals.

Yes. We’ll start with a simple buy box, financing readiness, and a realistic cash-flow target,  then focus on repeatable decision-making so you don’t get stuck in analysis paralysis.

How do you evaluate whether a deal is “good”?

We look at cash flow, cap rate/NOI logic (when relevant), financing scenarios, rents, condition, and the risks that could hit your returns. You’ll see the assumptions clearly.

Do you advise on rent control or tenant/landlord rules?

I can help you understand how local and state rules may affect operations and underwriting at a high level so you can make better decisions. For legal interpretation or a specific situation, I’ll point you to the right attorney.

Fast—when you’re prepared. With a defined buy box and financing lined up, we can often complete an initial underwriting review in 1–2 business days once we have the key details (price, rent assumptions, and basic property info).
