My clients already own income property — one or two small multifamily buildings in San Mateo or Santa Clara County, held for years, often fully depreciated and rented well below market. They're operationally savvy and tax-anxious, and they're weighing a big question: keep managing it, sell it, or exchange into something that fits the next chapter.
That's the whole practice. Not first-time buyers — owners who think in cap rates, cash flow, and cost of capital, and who want a colleague who does too.
I help them lease for cash flow, sell for full equity, and exchange into the next property tax-deferred. And because I do all three, the advice isn't bent toward whichever one pays me this month.
